Best Cleaning Business
Software for 2026

I've reviewed cleaning business software from both sides: as a operations manager and as someone who's helped dozens of cleaning companies replace their Google Sheets with something that actually scales.

Jobber

Editor's Pick

Best overall for cleaning businesses — residential and commercial

$49/mo
$35/mo billed annually

Pros

  • Recurring job scheduling handles weekly and biweekly cleanings automatically
  • Online booking widget turns website visitors into paying customers
  • Client portal — customers can approve quotes and pay without calling
  • Clean, intuitive mobile app cleaning crews actually use

Cons

  • Not purpose-built for cleaning — lacks cleaning-specific checklists
  • Per-user pricing gets expensive for larger cleaning teams

Best for

Residential and commercial cleaning businesses with 1–20 employees

Bernard's Verdict

Jobber handles the core of a cleaning business better than most: recurring schedules, online booking, and getting paid. I've seen house cleaning companies double their booking volume within 60 days of adding Jobber's online booking widget to their website. It's not the deepest cleaning-specific tool, but it's the easiest and most reliable for most cleaning businesses.

What the sales rep won't tell you

Jobber doesn't have built-in cleaning checklists or cleaner supply tracking. For a maid service that needs to track what supplies each crew takes to each job, you'll still need a workaround. Also: the mobile app requires reliable internet — cleaners in buildings with poor signal sometimes lose jobs mid-update. Test this before rolling out to your whole crew.

Housecall Pro

Best for Growth

Best for cleaning businesses focused on customer retention and reviews

$65/mo
$49/mo billed annually

Pros

  • Automated review requests after every cleaning — grows Google ratings fast
  • Maintenance memberships for monthly or annual cleaning packages
  • Email/postcard marketing to re-engage lost customers
  • Strong online booking that converts well on mobile

Cons

  • More expensive than Jobber and ZenMaid
  • Not specialized for cleaning-specific workflows

Best for

Cleaning businesses focused on building a repeat customer base and online reputation

Bernard's Verdict

If your cleaning business is built around customer retention — monthly packages, seasonal deep cleans, loyalty customers — Housecall Pro's marketing tools earn their place. The automated review requests alone have pushed cleaning businesses from 50 reviews to 300+ reviews in under a year. That visibility compounds into more bookings.

What the sales rep won't tell you

Housecall Pro's Basic tier is basically unusable for a real cleaning operation — plan on needing the Essentials tier at minimum. Their online booking portal can route customers to competitor cleaning services if you show as unavailable. The GPS tracking feature is on a separate paid tier, not included in the base plan.

ZenMaid

Cleaning Specialist

Purpose-built for maid services and residential cleaning companies

$49/mo
$39/mo billed annually

Pros

  • 100% built for maid services — every feature designed for cleaning workflows
  • Cleaner app with arrival/departure tracking and job checklists
  • Automatic customer reminders and follow-ups built in
  • Simpler to learn than Jobber for cleaning-focused teams

Cons

  • Less flexible for commercial cleaning or multi-trade operations
  • Smaller community and fewer third-party integrations

Best for

Residential maid services and house cleaning companies doing primarily recurring cleans

Bernard's Verdict

ZenMaid wins on focus. Every feature is designed specifically for house cleaning businesses, which means your crew leads can learn the app in 20 minutes instead of 2 hours. If 90%+ of your revenue is recurring residential cleaning, ZenMaid will feel more natural than Jobber. The built-in arrival/departure tracking is particularly useful for managing remote cleaning crews.

What the sales rep won't tell you

ZenMaid is limited if you want to expand into commercial cleaning or other trades. It's a one-trick tool — excellent for that one trick. The GPS tracking is basic compared to Jobber or Housecall Pro. If you're planning to grow beyond residential cleaning into commercial or other services, ZenMaid will become a constraint sooner than Jobber would.

Swept

Commercial Cleaning

Best for commercial cleaning operations with large teams

$40/mo
$32/mo billed annually

Pros

  • Geofence-based check-in/out — cleaners can't clock in from home
  • Inspection tools for commercial cleaning quality checks
  • Multi-location management for commercial contracts
  • Good for janitorial contracts with multiple locations

Cons

  • No online booking — not designed for consumer-facing booking
  • Less polished for residential cleaning workflows

Best for

Commercial cleaning companies with janitorial contracts and large distributed teams

Bernard's Verdict

Swept is the right answer if your business is built around commercial janitorial contracts, not residential cleaning. The geofence check-in prevents cleaner time theft, the inspection module lets supervisors do quality walkthroughs from a tablet, and the multi-location structure handles complex commercial contracts cleanly. It's not the right tool for a house cleaning company.

What the sales rep won't tell you

Swept has no consumer-facing online booking — it's an internal operations tool, not a customer acquisition tool. If you need customers to book online, Swept alone won't work. Their pricing tiers scale with number of employees, which can make costs unpredictable for businesses with variable seasonal staffing.
